Housing Market in Oklahoma.

I am sure most of you have heard about the “recession proof” Oklahoma housing market. Well, is the Oklahoma Real Estate Market really recession proof? No! Although somewhat insulated, the market in Oklahoma is not unlike any other market in the United States. We have good times and we have bad times. So why all the hype about the Real Estate Market in Oklahoma? Well, there are some very good signs for the state of Oklahoma. It is obvious that the future will be bright. Countless publications have touted Oklahoma as one of the lowest cost of living states in the nation. It has also been called an area with the best construction in the nation. The job growth, the annual income, the schools, the commute to and from work, the oil/natural gas, and even the good ole Oklahoma weather seems to make this an attractive place to live. Although our market has never jumped with massive value increases, we have never lost big either. This market is very stable and steady either on an upward rise or a downward fall. The slow times in Oklahoma Housing may be close to ending. Although next year would indicate recovery in other parts of the country, the oklahoma City market may have to wait a little longer for the real recovery to begin. Once it does begin…This state is liable to see growth unlike never before. Buy now and let the market grow around your purchases.

After being in Real Estate for over 14 years, I finally have a good grasp on what is going on around me.  There is so much to learn in the field of Real Estate.  I heard something when I first started selling homes.   My broker asked me if I was going to be a typical 3 P Realtor?  My response was…Huhhh?  I don’t know what a 3 P Realtor is.  He was teaching me that there was more to selling houses than…p#1 (Placing a sign in the yard)  P#2  (Putting an ad in the paper) or P#3 Praying.  You see, many agents survived and some even thrived using this philosophy.  When times are plentiful and houses are selling faster than we can list them, this approach may give you some success.  What about when times are tough?  You want a Realtor that markets aggressively no matter what market they are in.  Make sure you ask your Realtor to itemize out his/her plan to market your home.  The plan may include the “3 P’s”, but if it stops there, you may want to rethink listing your home with them?  Todays marketing needs to be heavily weighted on electronically generated leads.  Web-sites, social media, blogs, and an aggressive mindset.  Your Realtor needs to be eating, sleeping, and drinking Real Estate.

The truth is buyers and sellers want the same thing from their Real Estate Agent. They want a great negotiator that is willing to work hard for them no matter what situations arise. It is often said that you make your money when you buy Real Estate. Simply put, if you buy at a good price, either below the market or at market value, if the home is truly special, when you sell it, you will already be ahead. When we sell a home,the objective is to maximize the sales price, minimize the marketing time, and get the property through inspections and onto closing. The true secret to Real Estate is: Buy a home 3% below its market value, and sell it 2% above the market. The only way you can sell a home 2% above market value is to be diligent with repairs, updating, and the timing of the sale. If any of those things are out of sink, you will just be another seller fighting to get the value of the market. A good Realtor will be aggressive with the marketing of your home to create exposure. They will also be annoyingly honest regarding price. If you overprice your home when you sell it, you will end up costing yourself money in the end.
